Pinhole Leaks in Copper Pipes: Causes and Fixes

Pinhole leaks are frustrating because they keep coming back. You fix one, and a few months later another appears a few feet away. That happens because the same conditions that made the first hole are working along the whole pipe. This guide explains why it happens and how to choose between a repair and a repipe. Our team handles both through our repiping and pinhole leak repair service in McLean.
This is general information; every home's plumbing is different.
What does a pinhole leak look like?
- A tiny spray or slow drip from a copper pipe.
- Blue-green or white crusty spots on the outside of the pipe.
- Damp spots or small stains on a basement ceiling or drywall.
- A water meter that moves when nothing is on.
- A hissing sound in a quiet room.
Many pinholes are found on exposed pipe in basements and utility rooms. Others hide in walls and only show up as a stain.
What causes pinhole leaks in copper pipes?
There is rarely one cause. These factors work together:
| Factor | How it contributes |
|---|---|
| Water chemistry | Some water conditions are more corrosive to copper |
| High water velocity | Fast flow wears pipe walls, especially near elbows and fittings |
| Sediment and debris | Particles scour the inside of the pipe |
| Thin-walled pipe | Type M copper has thinner walls than Type L |
| Installation quality | Excess flux, rough cuts and burrs can start corrosion |
| High water pressure | Adds stress to weak spots |
| Age | Corrosion builds over decades |
Hot water lines and pipes close to the water heater or pump often show pinholes first.
What should I do when I find one?
- Turn off the water to that line, or close the main valve.
- Catch the drip and move anything that could get wet.
- Apply a temporary clamp if you have one, to slow the leak.
- Call a plumber to cut out the damaged section and replace it.
- Note the location and date. Tracking pinholes helps decide whether to repipe.
Should I repair or repipe?
| Situation | Usually best |
|---|---|
| First pinhole, pipe otherwise looks good | Repair the section |
| Two or more on the same run within a year | Replace that run |
| Pinholes in several parts of the house | Price a whole house repipe |
| Crusty spots on many exposed pipes | Have the system assessed |
| Remodeling with walls open | Good time to replace old copper |
A repipe usually uses PEX, which is flexible and needs fewer joints, or Type L copper. Fairfax County requires a residential plumbing permit to replace or repair plumbing equipment, so a repipe is permitted work.
How much water can a pinhole waste?
A pinhole on a supply line leaks around the clock under pressure. The EPA's WaterSense program says the average household's leaks can waste more than 9,300 gallons a year, and a hidden pinhole in a wall can add to that while also soaking drywall and framing.
Does my water utility affect pinholes?
Water chemistry is one factor among many. In Fairfax County, most homes get water from Fairfax Water. In the Town of Vienna, the town's 2024 inventory of service lines in its system found no lead or galvanized lines. Your home's interior copper is a separate matter, and pinholes there depend on many factors besides the water source.
How can I prevent more pinholes?
- Have water pressure checked and add a pressure regulator if it is high.
- Fix the first leak properly by replacing a section, not just clamping it.
- Avoid very high water heater temperatures.
- Track where leaks happen to spot patterns.
- Replace the worst runs first if budget is tight.
Does insurance cover pinhole leak damage?
This depends on your policy. Many policies treat sudden water damage differently from slow seepage, and a pinhole that drips for months may be treated as long-term. Report a leak promptly once you find it, take photos and keep the plumber's invoice showing what failed.
Local note: Mid-century copper in Falls Church, North Arlington and older parts of Vienna is where pinholes show up most often. Homes in Reston from the late 1970s to the mid-1990s may have polybutylene instead.

When should you call a plumber?
Call when you find any pinhole leak, when you see crusty spots on several pipes, when stains appear on ceilings below copper runs, or when the meter moves with all water off. Do not solder inside finished walls yourself; it is a fire risk.

Frequently asked questions
Can I fix a pinhole leak myself?
A repair clamp or epoxy putty can slow a pinhole leak for a short time. Turn off the water to that line and have a plumber cut out and replace the damaged section.
Are pinhole leaks a sign I need to repipe?
One pinhole is not. Several within a year on the same run, or pinholes in different parts of the house, suggest corrosion is widespread and a partial or whole repipe is worth pricing.
Is Type L copper better than Type M?
Type L has thicker walls than Type M, so it can take longer to corrode through. Many homes were built with Type M.
Can water quality cause pinhole leaks?
Water chemistry is one factor, along with water velocity, sediment and installation quality. Many causes act together, so no single test explains every case.
Will homeowners insurance pay for pinhole leak damage?
Policies differ on sudden water damage versus long-term seepage. Check your policy and talk with your agent.
